We're looking for an experienced property management professional who's ready to step away from managing a portfolio and help us build a smarter way of doing property management.
This is a hands-on operations and innovation role, working alongside our leadership team across the day-to-day running of a large Auckland-wide property management business.
You'll be involved in what's happening on the ground, supporting our people, improving how we operate and finding smarter ways to get things done.
Tech. AI. Automation. Systems. Processes. Efficiency.

You MUST:
Have strong property management experience
Consider yourself a tech genius!
Have a strong operational brain and understand how a property management business actually runs
Be genuinely excited about AI, automation and emerging technology
See an inefficient process and immediately want to improve it
Be confident testing, implementing and driving new systems and processes
Be able to take an idea from "we should do this" to "it's done"
Be comfortable challenging the way things have always been done
Be hands-on, approachable and happy to get stuck in wherever needed
What will you actually do?

This role is a mix of operations, technology and making things happen.
You'll work closely with our leadership team and staff to:
Support the day-to-day operations of a busy property management business
Identify bottlenecks, inefficiencies and areas where our team needs better support
Review and improve existing processes and workflows
Explore and implement AI, automation and new technology
Find ways to reduce repetitive admin and manual tasks
Help our team get the most out of our property management systems
Test, implement and roll out new tools and processes
Train and support staff through changes
Work across departments to improve communication and efficiency
Take ownership of projects and see them through from idea to implementation
We're not looking for someone who just comes up with great ideas. We need someone who can actually make them happen.
And we're not looking for someone to maintain the way we currently operate.
We're looking for someone who can help us change it.
Where you'll be working
We're 360 Property Management, with a large team managing properties right across Auckland.
We have offices in Manukau and central Auckland, with this role based at our Manukau office.
This is a full-time, office-based position, Monday to Friday, 8.30am to 5.00pm.
We want someone working alongside our people, seeing how things operate firsthand and helping us make improvements where they matter.
