Assistant Property Manager (Hawke's Bay, Part-time)

Are you organised, curious and the person who notices when something doesn't add up? We're looking for an Assistant Property Manager who is keen to learn, takes direction well and follows things through.

You don't need to know everything about property management from day one. Strong admin skills, thoughtful problem-solving and attention to detail matter more to us than having the right job title on your CV.

Join NZ Property Managers as our on-the-ground person in Hawke's Bay, our largest region with 62+ managed properties and growing. You'll combine inspections, viewings and property visits with tenancy admin, learning our processes with guidance from the Property Manager. There's a pathway to full-time as the portfolio grows.

What you'll do

  • Conduct routine (90-day), exit, re-inspection and pre-settlement inspections across Hawke's Bay

  • Attend viewings and ad hoc property visits for other teams

  • Quality-check inspection reports from contracted Inspection Officers (~180+ properties)

  • Assist with maintenance items and contractor actions from inspections

  • Support lease renewals and rent increase administration with social housing providers, under the Property Manager's direction and approval

  • Coordinate the vacating tenant process, preparing notices and tenancy records for review before notices are sent or bond refunds are processed

  • Triage tenant and contractor communications, escalating owner matters to the Property Manager

  • Assist with property accounts reconciliations, checking supporting records and flagging discrepancies to the accounts team for review

The kind of person we're looking for

  • Keen to learn: You ask questions, welcome feedback and put it into practice.

  • Good at taking direction: You follow processes carefully and clarify anything unclear rather than guessing.

  • Proactive: You notice what needs doing, take the next sensible step and know when to check with your manager.

  • Strong on admin: You keep records accurate, schedules organised and follow-ups on track.

  • Thoughtful and analytical: You check facts, spot inconsistencies and think through what they mean.

  • A practical problem-solver: You gather information and bring possible solutions, not just problems.

  • Detail-focused: You double-check dates, reports and messages, and catch the small things before they become bigger issues.

What you need

  • Based in Hawke's Bay (Napier/Hastings), with a reliable vehicle and full NZ driver's licence

  • Strong written and verbal communication skills

  • Comfortable using email, documents and spreadsheets, and willing to learn our systems

  • Reliable, responsive during agreed working hours and able to organise your workload once trained

Property management or real estate experience is helpful, but not essential. We welcome applicants with strong admin and customer-service skills from other industries. Knowledge of tenancy law, social housing and Healthy Homes, or experience with ClickUp and property management software, is a bonus. We'll help you learn the role-specific systems and processes.

Hours & pay

Part-time, around 20 hours per week, scheduled around inspections and viewings, with scope to grow into a full-time role. $23 to $26 NZD per hour.

Why join us

  • Be part of a company changing the property industry in New Zealand

  • Autonomy and variety: no two days are the same

  • Training and development in all aspects of property management

  • A supportive, growing team with clear career progression

How to apply

Submit your CV and a brief cover letter explaining:

  • Why this role interests you

  • The admin or transferable skills you'd bring

  • Your availability

  • One short example of a time you spotted an error or solved an administrative problem: what you noticed, what you did and the outcome
