About us
A T Realty is a Ray White franchise with offices across Auckland: Manukau, Māngere Bridge, Manurewa, & Auckland Central. We're busy, growing, and we take getting it right seriously.

The role
We're looking for a Compliance Manager to own compliance across the group. You'll make sure our listings, contracts, licensing and processes meet our obligations under the Real Estate Agents Act, REA Conduct Rules, AML/CFT and other relevant law. You'll also manage complaints and regulatory matters through to resolution.

This is a hands-on role. You'll work closely with management, salespeople and administration, and you'll be the person people come to when they're unsure whether something is right.

We're open to this being a part-time role (around 25 hours per week) or full-time, depending on the right person.

What you'll do

Contracts and listings

  • Review agency agreements and sale and purchase agreements for accuracy, completeness and compliance before and after signing

  • Check that required disclosures, consents and documents (such as the REA guide, appraisals and related-party consents) are in place

  • Audit transaction files regularly and follow up on gaps

Titles and property information

  • Review titles before listing, including ownership, vendor authority, easements, covenants, encumbrances and unit title matters

  • Flag issues that need disclosure or legal advice before a property goes to market

Licensing and training

  • Manage salesperson licence applications and renewals with the REA

  • Track continuing professional development (CPD) and supervision requirements

  • Support onboarding so new salespeople start compliant

  • Deliver training and updates when rules change or recurring issues come up

AML/CFT

  • Oversee our AML/CFT programme day to day: customer due diligence, record keeping, reporting and audit readiness.

Complaints and regulatory matters

  • Receive, investigate and manage complaints through to resolution

  • Prepare evidence-based responses to the REA, Complaints Assessment Committees, Disputes Tribunal and in mediation, and work with our solicitors where needed

  • Maintain records and keep complete case files and meet regulatory deadlines

Improvement

  • Maintain our compliance policies and procedures

  • Spot patterns and recommend changes to processes, training and systems

About you

  • Real estate experience and knowledge of the REAA, Conduct Rules and CAC processes are a big plus. They aren't essential if you bring strong compliance, regulatory, legal, conveyancing or investigative experience

  • You can read a title and a contract and know what to look for

  • Excellent written communication, including formal submissions

  • Sound judgement, discretion and objectivity

  • Highly organised with strong attention to detail

  • Confident working with salespeople, managers and external parties

This role could be part-time (25 hours per week) or full-time, so let us know what suits you when you apply.
