This role combines sales, business development, and residential property management, with a strong focus on expanding our residential management portfolio while ensuring exceptional service delivery to our owners and tenants.
Position Overview
As our Residential Property Manager, you will play a key role in managing our existing residential properties while supporting the growth of our residential management business through the onboarding of new properties.
You will be the primary point of contact for owners, tenants, and Body Corporate representatives, ensuring properties are professionally managed and relationships are maintained to the highest standard.
This role is ideal for someone who enjoys both the commercial side of property and the relationship management aspect of ongoing property management.
Key Responsibilities
Business Development & Sales
Identify new residential property management opportunities.
Develop and maintain relationships with property owners, investors, developers, and referral partners.
Actively prospect for new business through networking, referrals, industry events, and direct outreach.
Assist in preparing and presenting management proposals to prospective clients.
Assist in negotiating management agreements and onboard new clients.
Achieve agreed growth targets for new management appointments.
Represent Marsden Group professionally within the property and investment community.
Identify opportunities to expand services within existing client relationships.
Property Management
Manage and maintain a portfolio of residential properties.
Build strong relationships with owners, tenants, and Body Corporate representatives.
Coordinate maintenance and property-related services.
Conduct inspections and prepare detailed reports.
Support tenant onboarding, lease administration, and compliance requirements.
Monitor rent collection, arrears, and tenancy performance.
Ensure compliance with all relevant Residential Tenancies Act requirements and industry regulations.
Respond promptly and professionally to owner and tenant enquiries.
About You
To be successful in this role, you will have:
Previous experience in Residential Property & Business Development Management.
Strong knowledge of New Zealand residential tenancy requirements and industry best practices.
Experience working with property owners, investors, and Body Corporates.
Excellent communication and relationship-building skills.
A positive, energetic, and bubbly personality that naturally engages with people.
Strong organisational and time-management skills.
The ability to manage multiple priorities while maintaining attention to detail.
A proactive approach to problem-solving and customer service.
Intermediate computer skills and experience using property management software.
