About Calder Stewart
Founded in 1955 and still family-owned, Calder Stewart is one of New Zealand's longest-standing property and construction groups. Over seven decades it has grown into a national business that designs, builds, owns and invests in property for the long term. Its Property, Capital & Energy business spans commercial development, the FortHill fund and other capital mandates, and a growing renewable energy pipeline across onshore wind, solar and battery storage. Long-term private ownership, in-house design and build capability and a growing capital platform give the team a direct hand in where the group invests next.
The Role
You will report to the Commercial Operations Manager and manage investment across Calder Stewart's Property, Capital and Energy business. The role spans front-end development and energy projects, investment analysis for FortHill and other capital mandates, and capital raising. You will lead the numbers on deals and turn your analysis into recommendations for Senior Management and the Board.
Key Responsibilities
- Lead the financial workstream on development projects, acquisitions, disposals and capital raising, including information memoranda, pitch decks and due diligence packs;
- Work with Development Managers and Senior Management on strategic analysis of developments, acquisitions and disposals;
- Run and own the DCF, IRR and feasibility analysis on new deals, and prepare deal-level strategy papers with clear recommendations for Senior Management and the Board;
- Build, own and maintain fund and asset models for FortHill and other funds, covering business planning, forecasting, fund returns, leverage, covenant headroom and hedging;
- Lead the analysis behind debt and treasury strategy, including refinancing options, and manage the relationships with lending banks;
- Draft board and investor presentations that give commentary and insight;
- Research real estate, energy and capital markets trends, develop investment ideas with the Property and Energy teams, and benchmark fund performance against peers; and
- Support the Calder Stewart Energy Manager with forecasting, deal model peer reviews and structuring across onshore wind, solar and battery storage (BESS) projects.
Skills & Experience
- CA, CFA or similar, with around 4 - 5 years' experience, ideally in Big 4 Deals, M&A, transaction services or corporate finance. You could be an Analyst or Senior Analyst ready to step up into a role where you own the models and the recommendations;
- Advanced financial modelling, including DCF, IRR and feasibility analysis;
- Experience leading finance workstreams independently, from due diligence through to a Board or Investment Committee recommendation;
- Sound working knowledge of fund structures and of debt and equity, including syndicated debt and hedging;
- An understanding of commercial property, investment and capital markets is preferred;
- Clear writing, and the confidence to present to Boards, business owners, investors and external advisors;
- Curiosity about new analytical and AI tools, and a real interest in investing, deals or property; and
- Experience in commercial property investment, renewables or funds management is a plus.
Why Calder Stewart
Your analysis will directly shape what the group develops, buys and invests in. You will work across property development, the FortHill fund and other capital mandates, and a renewable energy pipeline spanning onshore wind, solar and battery storage. It is a broad role, with direct access to the Boards and business owners. If you are coming out of Big 4 Deals, this is a clear move into a principal-side investment role.
