Senior Project Manager – Major Construction Project

We are working with an established project management consultancy seeking an experienced Senior Project Manager to lead the delivery of a major terminal office refurbishment project in Lower Hutt, Wellington.
This is an excellent opportunity for a well-rounded construction professional who understands both sides of project delivery — someone who has worked within a main contractor environment and subsequently gained client-side or project management consultancy experience.
The project involves a comprehensive building refurbishment, including demolition, roof replacement, façade upgrades, building services improvements and new IT infrastructure, all within a live operational terminal where maintaining safe and uninterrupted operations is critical.
We are looking for someone who can hit the ground running, bring strong construction knowledge to the client-side environment and confidently manage contractors, consultants and key stakeholders throughout the project lifecycle.
The Project
The scope includes:
Full internal building refurbishment and demolition works.
Roof replacement and façade upgrades.
Mechanical and electrical services upgrades, including HVAC, lighting and plumbing.
Construction of a new server room and installation of structured cabling.
Staged relocations of operational teams and existing office infrastructure.
Accessibility improvements and external courtyard modifications.
Management of asbestos and black mould contamination.
Commissioning, inspections, handover and compliance requirements.
A key challenge will be managing construction sequencing and contractor activities while ensuring the terminal remains operational and essential activities continue safely throughout the works.
Key Responsibilities
Lead the day-to-day management and delivery of the project.
Oversee project programmes, budgets, risks and commercial performance.
Manage and coordinate contractors, consultants and specialist subcontractors.
Apply practical construction knowledge to assess methodologies, sequencing and programme risks.
Represent the client's interests while maintaining effective working relationships with the construction team.
Monitor project progress, quality, health and safety and contractual compliance.
Manage variations, project reporting, stakeholder communication and delivery risks.
Coordinate interfaces between building works, mechanical and electrical services, IT infrastructure and terminal operations.
Drive commissioning, practical completion, handover and project close-out.
About You
We are seeking a Senior Project Manager who combines strong technical construction knowledge with the commercial and stakeholder management skills required to operate effectively on the client side.
You will ideally have:
Experience working for a main contractor or construction company, with a strong understanding of site operations and construction delivery.
Subsequent or additional experience in a client-side project management or project management consultancy environment.
A proven track record delivering complex construction, refurbishment or upgrade projects.
Strong knowledge of construction programming, procurement, project controls, risk and commercial management.
Experience managing contractors, consultants and multidisciplinary project teams.
The ability to challenge constructively, identify delivery risks and drive practical solutions.
Excellent communication, leadership and stakeholder management skills.
Relevant qualifications in construction management, engineering, project management or a related discipline.
Experience delivering projects within live, occupied or operational environments would be highly advantageous.
