GROUP RESIDENTIAL SALES MANAGER

Lead sales performance across Southpark’s residential development portfolio

Auckland | Full-time

The opportunity

Southpark is looking for an experienced residential sales leader to take responsibility for sales performance across our residential development portfolio.

Reporting to the GM Residential, you will lead sales strategy and execution across existing projects, Kensington Park, Market Cove, Marsden and Kinloch, as well as future residential projects.

This is not a single-project sales role. You’ll work across developments at different stages of their lifecycle and have meaningful input into pricing, product, positioning, release strategy and sales channels, with clear accountability for achieving sales and settlement objectives.

We’re looking for someone who has genuine residential sales experience, understands what it takes to get a transaction across the line, can lead salespeople and external partners, and knows how to translate market intelligence into practical actions that improve performance.

Why Southpark?

Southpark Corporation is an established New Zealand property company with a diverse portfolio and an entrepreneurial approach to business. We offer a practical, fast-moving environment where good ideas are valued, decisions can be made quickly, and people have the opportunity to make a genuine impact. The opportunity is the breadth and influence of the role.

Rather than managing sales for one development, you’ll work across a portfolio of residential projects with different products, buyer markets and stages of development.

Working directly with the GM of Residential and alongside Southpark’s development and marketing teams, you will have the opportunity to influence not only how we sell, but also what we bring to market, how it is positioned, how it is priced and when it is released.

What you’ll be responsible for

  • Leading residential sales performance across Southpark’s development portfolio.

  • Developing and implementing project-specific sales strategies.

  • Managing sales targets, forecasting, pipeline, conversion, contracts and settlements.

  • Leading and supporting internal sales teams.

  • Managing external real estate agencies, referral networks and other sales channels.

  • Working closely with development teams on product, pricing and release strategy.

  • Providing practical buyer, competitor and market intelligence.

  • Supporting key purchaser negotiations and more complex transactions.

  • Establishing strong CRM and sales pipeline disciplines.

  • Identifying opportunities to improve sales velocity and conversion.

  • Providing clear, commercially focused performance reporting to the GM Residential.

  • Working closely with the Residential Marketing Manager on positioning, project launches, campaigns, lead quality and conversion.

What we’re looking for

You’ll bring strong experience in residential property sales, ideally involving new-build residential developments, master planned communities or project sales.

You’ll ideally have:

  • A demonstrated record of achieving residential sales targets.

  • A current New Zealand real estate salesperson’s licence, or significant previous experience as a licensed real estate salesperson.

  • Experience personally selling and negotiating residential property, not simply managing a sales function.

  • Experience leading salespeople and/or managing external sales agencies.

  • Strong commercial and negotiation capability.

  • A practical understanding of residential buyer behaviour.

  • Experience managing a sales pipeline through a CRM.

  • Strong understanding of pricing, incentives and sales velocity.

  • The ability to interpret market information and translate it into action.

  • Strong stakeholder and relationship-management skills.

  • The confidence to challenge product, pricing or strategy when market evidence supports a different approach.

Real estate licensing

This is not a pre requisite but we are particularly interested in candidates who currently hold, or have previously held, a New Zealand real estate salesperson’s licence.

A current or previous Branch Manager’s licence or Agent’s licence would be a significant advantage, as would relevant qualifications and experience that provide a pathway toward this level of licensing.

The person

You’ll be commercially driven, accountable and comfortable owning the sales result.

You’ll combine strategic thinking with a practical approach and be equally comfortable discussing portfolio sales strategy with senior management, reviewing project pricing with a development team, coaching a salesperson or getting involved personally in an important purchaser negotiation.

You’ll understand the discipline required around follow-up, CRM, qualified leads and conversion, while maintaining a strong focus on customer experience and protecting the long-term value of Southpark’s developments.

Above all, we’re looking for someone who wants to:

Own the sales outcome, not simply manage the sales process.

Remuneration and Benefits

·        A competitive remuneration package reflecting the successful candidate’s experience and track record, complemented by a performance-based incentive linked to sales performance and results.

  • Phone and laptop

  • Auckland based, with travel to Southpark residential projects as required

  • Significant opportunity for the scope and responsibility of the role to grow with the residential portfolio

To apply

Please submit your CV and a short covering letter outlining:

  • your residential development or project-sales experience;

  • your current or previous New Zealand real estate licensing status;

  • examples of sales teams, agencies or channels you have led;

  • the scale and type of residential developments you have worked on; and

  • an example of where you materially improved sales performance or conversion.

Applications will be treated confidentially.
