RESIDENTIAL MARKETING MANAGER
Strategy, creativity and hands-on marketing across Southpark's residential portfolio
Auckland | Full-time
The opportunity
Southpark is looking for a talented and ambitious Residential Marketing Manager to take ownership of marketing across our residential development portfolio.
You'll work across existing projects, Kensington Park, Marsden, Market Cove and Kinloch, covering established communities, new development launches, residential releases and project repositioning.
This is an opportunity for a marketer who is ready for greater ownership and responsibility and wants to work close to the commercial decisions behind major property projects.
Importantly, this isn't a role where you simply brief agencies.
We want someone who can develop the strategy and then roll up their sleeves and make it happen.
What you'll be doing
Working directly with the GM Residential and alongside the Group Residential Sales Manager, you will:
Develop marketing strategies and plans for individual residential developments.
Define target audiences, positioning and campaign messaging.
Plan and deliver new project launches and residential releases.
Develop, evolve and protect individual project brands.
Design campaigns that generate qualified buyer enquiries.
Manage digital, database, email and social marketing.
Create and update sales collateral, presentations and project information.
Write and edit property and campaign content.
Coordinate website content and digital assets.
Help personally produce day-to-day marketing collateral.
Coordinate photography, video, signage, display and launch material.
Manage CRM/database marketing and lead-nurture activity.
Analyse campaign performance and identify which activities are generating quality enquiries.
Manage creative, digital, PR and media agencies where specialist expertise is needed.
Work directly with the sales team to understand lead quality, buyer feedback and conversion.
We want someone who can think strategically and execute practically
You'll have access to external creative, digital and specialist support, but we're not looking for someone whose first response is always to write a brief and outsource the work.
You'll be comfortable:
writing good copy;
working with content and collateral;
preparing presentations and sales material;
using CRM and digital marketing tools;
running database and email campaigns;
reviewing campaign analytics;
coordinating websites and digital content; and
personally getting good-quality marketing activity into market.
You don't need to be a specialist graphic designer or digital-media buyer, but you do need enough practical capability to know when you can do something yourself and when specialist external expertise will produce a better result.
What we're looking for
You'll ideally bring:
Strong practical property marketing experience.
Excellent written communication and copywriting ability.
Strong visual judgment and attention to detail.
Experience developing and executing integrated campaigns.
Good digital and social marketing knowledge.
Experience with CRM/database and email marketing.
Confidence working with websites/CMS and common content and creative tools.
An ability to use campaign data to improve marketing decisions.
Experience briefing and managing agencies and specialist suppliers.
Strong project-management skills.
Commercial curiosity and an interest in understanding what ultimately converts an enquiry into a sale.
Property experience would be valuable, particularly residential development or another high-consideration purchase, but marketing capability, commercial thinking and your ability to get things done will matter more than having followed a traditional property-marketing career path.
The person
You're likely to enjoy operating in the space between strategy and execution.
One day you could be helping establish the positioning and launch strategy for a major development. The next you could be analysing campaign results, refining an EDM, writing brochure copy, coordinating new digital content or preparing the collateral the sales team needs for an upcoming release.
You'll be:
ambitious and keen to grow;
creative but commercially grounded;
practical and self-directed;
highly organised;
collaborative with sales teams;
curious about buyers and what drives their decisions; and
prepared to roll up your sleeves and deliver.
For the right person, there is genuine scope to grow with Southpark's residential business and progressively build a broader marketing leadership role.
Remuneration & benefits
A competitive remuneration package reflecting the successful candidate’s experience and track record, complemented by a performance-based incentive linked to agreed marketing and business objectives.
Phone and laptop
Auckland based, with travel to Southpark residential projects as required
Significant opportunity for the scope and responsibility of the role to grow with the residential portfolio
To apply
Please submit your CV and a short covering letter outlining:
campaigns you've personally helped develop and deliver;
your experience with digital, CRM/database and lead-generation marketing;
examples of marketing collateral or content you've personally contributed to; and
why this broader residential development marketing opportunity appeals to you.
We'd also like to see a small portfolio or examples of your work, such as campaigns, brochures, digital content, EDMs, websites, project launches or other relevant material.
Applications will be treated confidentially.
